Fifty-six homes closed between March 14 and April 13. The median price came in at $760,500, with a median of $441.97 per square foot. Sale prices ranged from $179,000 at the entry level to $1,875,000 at the top — a 3,243-square-foot estate on more than 8 acres in the Paso Robles North East submarket. Median home size was 1,646 square feet, and the median days on market was 16 — less than half the statewide median.

What the DOM Tells Us
Median days on market of 16 means well-priced homes moved quickly. Mean DOM of 52 tells us the tail — overpriced or under-prepped homes — sat significantly longer. This is the most important pattern in the Paso Robles market right now: price correctly and the market will meet you. Price aspirationally and expect to be on the market for 45 to 90 days before a price reduction becomes necessary.
Where the Action Was
Most activity clustered in the Paso Robles North East (PRNE), South East (PRSE), and North West (PRNW) submarkets. Wine country estate sales at the top of the range held price well. Entry-level homes below $500,000 moved in under 30 days — driven by continued demand for the one- and two-bedroom product that rarely stays on the market long in this county.
What We Are Watching for May
- Active inventory has been climbing as sellers who waited out 2025 list for spring — expect competition to tighten at the mid-price tier.
- Interest-rate decisions in late April will shape buyer urgency going into peak season.
- Wine harvest planning begins in June. Vineyard estate interest typically picks up 45 to 60 days ahead of harvest as out-of-area buyers plan fall visits.
- New-construction absorption in the 2025-built inventory (Wood Duck, Cava Rd, and the Sunburst corridor) will tell us how much pricing power new builds have this spring.
